Equifax Launches Mortgage Score Select Ahead of 2027 FHA Changes

The service gives lenders more control over which credit score is used with an Equifax mortgage file as VantageScore 4.0 adoption approaches.

  • In a new era of mortgage credit score choice, Equifax is providing lenders the flexibility to choose which score goes on the file, while driving cost savings and operational efficiency.
  • Equifax Mortgage Score Select™ gives lenders and brokers the flexibility to pull an Equifax mortgage credit file with a selected score, or without a score, during loan origination; and repull the mortgage credit file within 24 hours for just $1 with a selected score or no score.
  • The new solution positions lenders ahead of the January 1, 2027, FHA acceptance of VantageScore® 4.0.

Equifax® (NYSE: EFX) is providing mortgage lenders and brokers with greater flexibility and cost efficiency during loan origination, and helping them to prepare for the acceptance of new credit scores, with the release of Equifax Mortgage Score Select™. This new offering enables the mortgage industry to pull an Equifax mortgage credit file without a credit score or with the credit score they select for their mortgage banking needs, whether that score is VantageScore® 4.0, Classic FICO®, or FICO® Score 10T when it is approved. If the lender or broker wants a second look at the mortgage credit file after the initial pull, they are able to pull the Equifax mortgage credit file again within 24 hours for just $1, along with the cost of their selected mortgage credit score or without a mortgage credit score.

Additionally, use of Equifax Mortgage Score Select proactively positions lenders in anticipation of the Federal Housing Administration's (FHA) acceptance of VantageScore 4.0 for eligible mortgage loans, effective January 1, 2027, while already meeting current secondary market requirements of certain investors regarding use of score.

With Equifax Mortgage Score Select, each mortgage credit file can have a single accompanying credit score, so lenders know exactly which score applies to the file in front of them. Because the Equifax credit file works with any score, the score utilized is the lender's choice.

As the mortgage industry moves toward a multi-score future, Equifax will continue to give lenders and brokers the flexibility to choose the scores that fit their business, with the same trusted credit file behind every decision.
